The property is located in Montopoli in Val d'Arno, a hamlet in the Pisa area of Tuscany. The nearest small village is Capanne, which has a supermarket, some small grocers, a pharmacy, restaurants, a post office, and a gas station. The nearest large town is Pontedera, which offers supermarkets, shops, gas stations, pharmacies, a hospital, post offices, restaurants, cafes, movie theatres, and a train station. In addition, the Versilian coast is less than an hour's drive away. The property is just off of the Fi-Pi-Li (Florence, Pisa, Livorno) Autostrada, which connects Pisa and Florence.

There are three separate groupings of villa rentals on this vast estate. Each of the accommodations have been renovated and refurbished to a very high standard. Each group has its own pool and shred laundry facilities. While they are located on the same estate, they are not close together, but can be accessed by a short drive by car. One farmhouse is divided into four apartments
(Krizia,
Versace,
Missoni,
Max Mara)
with a nearby barn
(Fendi);
another is divided into 3 apartments
(Prada,
Valentino,
Armani)
with a nearby farmhouse
(Gucci);
the third is a large villa
(Dolce and Gabanna)
which can be divided into two separate accommodations each sleeping 8, along with
Soprani,
a small farmhouse next to the villa. The beautiful swimming pools, open from the beginning of May to the end of October, are equipped with deck chairs, umbrellas and chaises are surrounded by lawn and vineyards. The property enjoys a tranquil spot with magnificent views. There is a plenty of parking available.

The apartment has been tastefully remodeled, and it features authentic materials such as old terracotta tiles and wooden beams in the ceilings. It is also wheelchair accessible.
Ground Floor: This apartment has a large living/dining room with a fireplace and a kitchen corner. There is a double bedroom with an ensuite bathroom (with tub), a double bedroom with an ensuite bathroom (with shower), a bedroom with two twin-beds, and a separate bathroom (with shower). All the rooms (except for the bathrooms) have access to the garden.

Q: We are considering Frattoria Capponi for a family trip. Is this property suitable for small children. It is hard to tell if all the apartments have their own private garden area, do they or is it all shared space. Are there some units that are upstairs or are they all ground level
A: We loved Krizia! There is at least one unit upstairs. There is ample space surrounding the building for each unit to have relatively private space to use. From Krizia there is a nice area with a table just outside the kitchen window (we used that for a pass through so we could eat al fresco!) The pool is shared but beautiful. The garden areas are not fenced - if you're kids are little wanderers you'll have to designate a "watcher". If you have any further questions, don't hesitate to ask. We were thrilled and would go back in an instant!

A really pleasant holiday in a beautiful part of the world.
Enjoyed Most:
It was really peaceful. The estate was lovely. The views were awesome.
Surrounding Area:
It is easy to get around with a rental car, and we found lots of nice restaurants in which to enjoy the local cuisine.
Nearby Events or Locales:
You definitely need a car!
Tips or Restaurants:
Use Trip Advisor for local restaurant suggestions. San Miniato is lovely and worth a visit.
Directions:
We used a GPS. We would have (literally) been lost without it!

Overall:
We enjoyed our stay. It was very peaceful.

The location--near the highway but you couldn't hear it.
Enjoyed Least:
Kitchen is very small and the kitchen knives very dull.

Close to Coop for groceries and winery areas within a couple of hours.
Nearby Events or Locales:
Castel del Bosco-yes, it's within walking distance.
Tips or Restaurants:
Try the butcher shop in Cappone--great meat and sausage
Directions:
Needed GPS; it was accurate.

Overall:
It exceeded our expectations. We had a wonderful week there and hated to leave.
Enjoyed Most:
The location was convenient to visit many areas of Tuscany with an easy drive.
All of the amenities were first class.
Rebecca (the manager) was extremely helpful and friendly.
We loved the view and the many areas to walk. The pool was beautiful.
Surrounding Area:
The convenience to the highway and grocery shopping.
Nearby Events or Locales:
The nearest small village was Capanne and the nearest town was Montopoli. They were not really in walking distance.
Tips or Restaurants:
If you are eating dinner out plan to eat after 8 PM. Since these are small towns the restaurants do not open until at least 7:30 since it is not a tourist area. Several days we had a nice late lunch while visiting Florence or a hill town and then snacked on local products and wine in the evening.
