Thinking of spending the holidays in Tuscany but not sure how to accommodate your large group? We have just the villa for you! Made up of three private apartments, each with their own living room and fully equipped kitchen, this Tuscany accommodation would best suit three families or groups of friends. While one of the apartments has a large dining room big enough for everyone to share meals together, there is also a large swimming pool. The location gets even better! Within walking distance are restaurants, a market, and a post office, but towns like Cortona with their ancient tombs and local shops, Lake Trasimeno where you can play water sports, and Siena with all its rich history and culture, are all but a day trip away!
Location Description

The villa is located within walking distance to the small town of Pozzo della Chiana where you will find restaurants, a market, and a post office. Foiano della Chiana is six kilometers away and features a golf course, restaurants, and shops, but its claim to fame is its annual carnival which first began in the year 1539 and is the oldest in Italy. The four districts of the town (Bombolo, Azzurri, Rustici, and Nottambuli) compete for the Carnival’s Cup by trying to build the most impressive and creative float. The ancient Etruscan town of Cortona is short drive away and is full of art, history, and culture. Tour frescoed churches from the 13th century; explore the original city walls, and then visit an art exhibit in the 16th century fortress. You are also sure to find restaurants featuring delicious Tuscan dishes and ancient tombs dating back to the second century BC. There are plenty of local shops selling antiques, crafts, wines, and olive oils. The beaches of Lake Trasimeno would provide for a pleasant day trip, as well. Here you can go wind surfing, rent a boat, and view the ancient architecture surrounding the waters. Siena is one of Italy's most beautiful cities and it is also close enough for a day trip. It is filled with art, history, and traditions as well as gothic palaces, churches and museums. Explore it all and be sure to visit the monuments like the Museo Civico, Il Duomo, Il Battistero, and the Museo Archeologico Nazionale Etrusco - the list is endless.

(2 hectares) Restored from an ancient 18th century building, this villa is now made up of three independent apartments situated within a large garden of two hectares. Depending on where you are on the grounds, you'll almost always have views of the surrounding valleys and Tuscany countryside. The property features several walkways that lead through a large field of olive trees, fruit trees, and truffle plants. There is a shared swimming pool (8m x 16m) that is surrounded by sun loungers and umbrellas. Access to the property is via a gravel path and parking is available within the grounds.
Interior Description

(160 m2)
Unit 1 - L'Artista:
Ground Floor: The living room is furnished with couches, satellite TV, and a fireplace and an arch separates it from the dining area with a table and chairs. The kitchen is equipped with a cook-top, oven, toaster, kettle, and dishwasher, and has access to the garden. There is a laundry room with a washing machine and iron.
First Floor: This floor is reached via a staircase of 15 steps. The first bedroom has a 160 cm queen-sized bed, the second bedroom has a 160 cm queen-sized bed (which can be separated to form two single beds upon request), and the third bedroom has one 90 cm single bed. The first bathroom has a sink, toilet, and shower; the second bathroom has a sink, toilet, and tub with a handheld shower.

Unit 2 - Il Frate:
Ground Floor: The living room has a couch, armchairs, and satellite TV. There is a dining room with a large table and chairs. The kitchen is equipped with a cook-top, oven, toaster, kettle, dishwasher, and two tables with chairs. There is one bathroom with a sink, toilet, and shower. There is a laundry room with a washing machine and iron.
First Floor: This floor is reached via a staircase of 15 steps. There are three bedrooms, each with a 160 cm queen-sized bed, one of which also has a small terrace and ensuite bathroom with a sink, toilet, and shower. The second bathroom has a sink, toilet, and shower, and the third bathroom has a sink, toilet, and tub with handheld shower.

First Floor: A staircase of 18 steps leads to the entrance of the unit. The first bedroom has a 160 cm queen-sized bed and ensuite bathroom with a sink, toilet, and shower; the second bedroom has a 160 cm queen-sized bed; and the third bedroom has a bunk bed with two 80 cm single beds, suitable for children. There is a second bathroom with a sink, toilet, and tub with handheld shower. This unit has a private terrace with a table, chairs, and barbecue.
Second Floor: There is a living room with a couch, armchairs, fireplace, and satellite TV, and an adjacent dining area with a table and chairs. The kitchen is equipped with a cook-top, oven, dishwasher, and washing machine, and has a door that leads to a private terrace with a table and chairs.

Had a great time in a timeless region!
Enjoyed Most:
Close to many historical scenic towns and well maintained property especially the garden!
Enjoyed Least:
For a property of this quality, better knives and kitchen utensils would have made a big impression. Editor's Note: The owner has furnished the kitchen with new knives and utensils. September, 2014.
Surrounding Area:
Many great little historical towns to explore, very friendly residents in the area. Views were breathtaking and grounds and pool area were outstanding.
Nearby Events or Locales:
The nearest small town was 15 minutes walk but only had a take away pizzeria and very limited grocery store.
Tips or Restaurants:
Need to bring toiletries and kitchen utensils, especially quality knives and toilet paper!

Check in and check out were very efficient.

Overall:
We were with friends so the ambience was great just by being all together. For the price, and having to pay full price before we got there, I did expect a little higher standard, but it was comfortable and our hosts were welcoming and responded quickly to questions and issues such as how to fix the WiFi.
Enjoyed Most:
The gardens and the fact that the villa is within walking distance to village. Great to join the three apartments and house fifteen of us together. Claudia and her family were very friendly and welcoming. Bedrooms comfortable. Bathroom modern and clean. Good to have outdoor tables to eat at, and the BBQ was good.
Enjoyed Least:
Kitchen utensils, saucepans, cooking pots and crockery lacking. Not enough toilet paper and dish washing detergent to last a week.
Surrounding Area:
Lovely farm land, clean air, lovely friendly locals in village. By car, very accessible to Siena, Arezzo, Cortona and Montepulciano.
Nearby Events or Locales:
Pozzo Della Chiana was charming. The mini mart owners shook our hands every time we went in; they were so pleased to have Australians visit. Fruit and veggies cheap and local produce. Good bakery. We walked easily enough and carried things home downhill. Up a short rise to get there, no problem. ATM for cash in the village banks.
Tips or Restaurants:
Future renters need to read directions carefully and read all the info about bringing their own shampoo, soap and be wary to buy kitchen things as you go and extra toilet paper. Local pizza shop good. A great restaurant in Arezzo near the station. We cooked most nights ourselves and enjoyed Claudia's mother's cooking one night.

Great location... 30 mins from everywhere! Siena, Cortona. Local village of Pozzo was quaint and has good pizza!
Tips or Restaurants:
Restaurant Lodola is 2 kilometers away and was one of the highlights of the trip. We ate there 4 times!!!

It was excellent.
