The amazing city of Cortona, which also has all the necessities and services, such as banks, bars, post office, antiques, pharmacies, clothing, grocery stores, and restaurants, is only a 500 meter walk away (it is hilly). This city is an encounter with art, history, and culture. You'll rediscover Tuscany's past in Cortona, which has changed very little in the last 400 years or so. Sitting in the center of the triangle formed by Arezzo, Siena, and Perugia, as well as being near Lake Trasimeno and the Appenines, Cortona is both ideally located for day trips and a sparkling gem of the region. In Cortona there is no end to picturesque streets and amazing historic buildings. Tour frescoed churches from the 13th century; explore the original city walls; see and art exhibit in the 16th century fortress. You can also visit the local museums and libraries, tiptoe around ancient monasteries and tombs dating back to the second century B.C. Dine on the best Tuscan dishes as you look out on an historic palazzo or drive out to one of the villas dotting the countryside. As for shopping, you'll find local handicrafts, antiques, and of course local wines and olive oils that simply outdo anything you've ever tasted!

Located amidst a large garden, this villa (with an attached annex) is bordered by landscaped lawns with flowers, trees, and views of the Valdichiana and the hills of Siena. There are also various paths leading through olive groves. There is a private swimming pool (4m x 8m) surrounded by sun lounges, umbrellas, and outstanding views. Please be aware that the owners live in an apartment connected to the villa (with their own entrance) on the first floor but complete privacy is guaranteed at all times. Parking is available within the property grounds.

Main Villa
Ground Floor: The entrance opens to a reading room and onto a combined living and dining room. This room has a couch, chairs, fireplace, and a table with chairs. The kitchen is equipped with a cook-top, oven, microwave, American coffee maker and dishwasher, as well as another dining table with chairs and access to the garden. There is also a guest bathroom with a toilet on this floor.
First Floor: A staircase leads up to a second living room with a fireplace and couch and four bedrooms. The first and second bedrooms each have a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, and shower. The third and fourth bedrooms each have a 160 cm queen-sized bed. There is a third bathroom with a sink, toilet, shower, and tub.
Annex
Ground Floor: There is a combined living and dining room with chairs, a fireplace, and a table with chairs. The kitchen is equipped with a cook-top, oven, microwave, coffee maker, and dishwasher. There are two bedrooms. The first bedroom has a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, and shower. The second bedroom has a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, shower, and tub.

Overall:
We were 4 couples so we each were able to have private bedrooms and bathrooms. Villa was wonderful with a great view of the valley below. Loved that Cortona was within walking distance.,
Enjoyed Most:
Having morning coffee on the lower patio and watching the sun start to fill in the valley below
Enjoyed Least:
Our shower was very tiny, could hardly turnaround. The Internet was slow, at best.
Surrounding Area:
Lots of great sites within 90 minutes. Siena, Montalcino, and Montepulciano. The train station was a 5-minute drive away to get to Rome or Firenze.
Nearby Events or Locales:
Cortona; it's within walking distance but is not the easiest walk since it is mostly up hill to get to the center of Cortona.
Tips or Restaurants:
If you plan on doing anything over the Internet you may want to bring your own mobile Hotspot.
Directions:
We followed the agent in, so no problem.

Overall:
Fabulous! This was the rare case when the property was even better than the website images. It exceeded our expectations!
Enjoyed Most:
Everything. Beautiful villa. Comfortable bedrooms and modern bathrooms. Perfectly clean. Beautifully appointed. Incredible location. Gorgeous pool! Breathtaking view! And an invigorating walk into Cortona! Short but steep stroll into the central piazza. We had four couples and each couple had its own bedroom and bathroom. Perfect choice for us. Also, the owner, Manuela, lives in an apt on the property and was extremely kind, helpful, and interesting. We learned a lot about the area and the gorgeous olive groves on the property. We also purchased some of her private olive oil to take home. Wonderful!
Surrounding Area:
Cortona was a wonderful destination -- a lively historic hill town, plenty of restaurants and shops, historic churches. A clean and friendly place. A few miles away were some very nice grocery stores that we used when cooking in for a couple of nights.
Nearby Events or Locales:
Cortona's central piazza was no more then a quarter mile from the villa -- however it is all uphill! We were a group of 60 yr olds who enjoyed the exercise but it would be difficult for much older or less mobile people.
Tips or Restaurants:
Half of our week was centered in Cortona and half was visiting other locations Assisi, Civita di Bagnoregio, Orvieto. This proved to be a nice balance for us.
Directions:
The directions were to the agency that manages the property about five miles from the villa. Easy to get to. The great thing was that the agency had someone drive to the villa and we followed in our rental cars. This made it very easy because the property is not easy to find on first visit.

It all worked smoothly. No problems whatsoever.

Overall:
The location, atmosphere, and surroundings exceeded our expectations. The interior of the villa was clean, as well as the linens. The beds were nice, too, and our overall experience was very good!
Enjoyed Most:
The location. It's just a few minutes walk to town. The views, terrain, olive and apple trees, as well as the hill above and the Santa Maria Nuova church that
seemed to be watching over the villa.
Enjoyed Least:
The kitchen is a little dated and could be improved.
Surrounding Area:
The views, walks to Cortona, the cimetero, and the wooded areas and the sense of history.
Nearby Events or Locales:
Cortona is a fast walk of 15 minutes.
Tips or Restaurants:
Visit the market on saturday morning. Do wine tasting on Thursdays. Walk the town on an early Sunday morning and discover the passages inside the walled community.
Have capuccino at the Piazza della Reppublica.
Directions:
We took the train from Roma Termini.
