Overall:
Excellent property. A bit difficult to reach up the steep hill, and climbing up and down to access the 4 stories was a bit of a chore, but great view.
Enjoyed Most:
Quiet, views, bedrooms, kitchen.
Enjoyed Least:
The fireplace is non-functional. Just a recessed painted space. Long steep hike up hill from town. Editor's Note: As stated in the property description, the fireplace is decorative, only.
Surrounding Area:
Found great food up the road and in Ascoli Piceno.
Nearby Events or Locales:
Cupra Marittima down the hill. Small.
Tips or Restaurants:
Very quiet in early March when we went. This is clearly a summer resort area. Recommend closer to summer or summer when the place has more going on and clearer weather.

Good maps will get you there.

Overall:
We very much enjoyed our stay at Villa Annunziata. It was very comfortable and conveniently located to shops, restaurants and major highways. Excellent for touring the area. It's located at the top of the village in the old town which was beautiful and charming. The owners provided a list of things to do including restaurants, which was very helpful.
Enjoyed Most:
It was beautifully decorated and well-appointed with fantastic views of the Adriatic and bright sunlight. The rooms were very comfortable and the bathrooms all very modern and clean. The kitchen was small but very efficient and with a gas stove it was easy to prepare meals. Also, there was an outdoor BBQ. The owners also treated us to two bottles of regional wines which were of very good quality and much appreciated.
Enjoyed Least:
With no screens, we had our share of flies inside the villa. Previous visitors had commented about the barking dogs and we definitely heard them but it wasn't continuous. There was also a train track down in the town and we could hear the train going by but it wasn't as noticeable when the windows were closed. The WiFi service was very sporadic--a pain if searching for maps and places to go. The road up to the villa was steep and rough but after the first time, and after driving in Tuscany, it wasn't so bad. If it rained, there was another way to access the villa through the old town. Editor's Note: The owner has confirmed that the Internet issue was a one-time problem, which was resolved. October 2013.
Surrounding Area:
Being a seaside town, it was quite charming and it wasn't too far from the beach. Even though the road to the villa was steep, there was another way to get down to the town which provided a nice, energetic walk with fantastic views.
Nearby Events or Locales:
The villa was located in the town of Cupra Maritimma and definitely was withing walking distance. We chose to drive to the local market and bakery but one evening walked down to a popular fish restaurant so that we could enjoy wine without having to drive. The walk back up took care of any calories from the delicious panna cotta desserts.
Tips or Restaurants:
Bring a hair dryer or ask the owner for one. They have a great washing machine but no dryer. As all Italians do, we hung the laundry out on the rack provided and with the fresh air, the clothes dried quickly.
Whomever rents this villa had better be in good shape as there are four levels/four sets of stairs.

Overall:
We had a wonderful time! The pictures did not do the villa justice. We made ourselves right at home. Enjoyed beautiful views from almost every window. We had breakfast and lunch on the terrace every day. The walk to the beach was a cake walk, and the walk back up the hill was not nearly as daunting as we expected.
Enjoyed Most:
The ocean views.
The evening breezes.
The soft bed sheets.
The easiness of it all!
Enjoyed Least:
No complaints, barely noticed the dog others complained about. Just once. And we were expecting mosquito attacks, but that was not an issue at all. Maybe our timing was right!
Surrounding Area:
The beach, the hills, the views, the olive trees, the fruit trees, the ancient village, the amazing seafood and all within walking distance!
Nearby Events or Locales:
Cupra Marittima is an easy walk. Grotto Mare is a longer walk.
Tips or Restaurants:
If you cannot enjoy yourself here, you need an attitude adjustment. Food was delicious everywhere, but particularly loved Lo Scoglio in Grotto Mare.
Directions:
Everything was very smooth and the owners were charming. They met us at the designated meeting point at the designated time. We used our Tom Tom to get there.
