Location Description

This villa is located in Marina Village, in the coastal area of Flumini, near enough to the capital city of Cagliari to have the benefits of the city without its inconveniences: museums, concerts and opera in the open-air roman arena, the load of cultural shows in the summer, and the vivacious shopping centre where bargains are always to be had. These are just a few of the attractions in Cagliari; the area around the villa itself is quiet with sandy beaches stretching out for miles, and within a couple of kilometres you will find a super-market, post-office, chemist, and pizzeria/restaurant. Most of the streets in the development end in cul-de-sacs, so there is no through traffic, making the place safer for small children.

Exterior Description

(800 m2) This independent villa features a lovely grassy lawn area along with a fully tiled, private swimming pool (10m x 5m) in a natural freeform shape. There is also a barbeque area and a veranda with furniture for outdoor dining. The second floor of the house is a rooftop terrace with lovely views over the countryside to the sea.

Ground Floor: About 20 steps lead up to the main entrance of this villa. Through the front door, four steps down takes you into the living area, which has a fireplace and an open-plan kitchen with an electric oven and a dining table seating eight. The kitchen (equipped with oven, microwave, and fridge) opens onto a veranda with an outdoor dining area. The bedroom on the ground floor has a 160 cm queen-sized bed. There is also a bathroom with sink, toilet, and shower.

First Floor: On the first floor you will find three bedrooms. The first and second rooms each have a 160 cm queen-sized bed, while the third room contains two twin-beds (these can be joined to form a larger bed upon request). The three rooms share a bathroom with toilet, sink, and shower.

Basement: The basement level has an independent entrance; here you will find one bedroom with a 160 cm queen-sized bed and another bedroom with two twin-beds. There is also a living area, a kitchenette, and a bathroom with toilet, shower, and sink.

• There is another private apartment on the basement floor; it has an independent entrance and is used by the housekeeper.
• Housekeeping is provided at the end of each week.
