Located within walking distance (1.5km) of the town of Beaulieu-sur-mer via a pedestrian stairway, this lovely French Riviera villa is close to the sea and to many of the top destinations on the Cote d'Azur. The villa is located on a hill overlooking the town of Beaulieu, as well as the sea and the port. The Nice International Airport, which has daily non-stop flights to and from New York, is located only 12 km away. The villa is on a dead-end street, so there is no traffic noise.

(230m2) Ground Floor: The living/dining room and kitchen space covers 100m2. There is a large window opening onto the terrace and pool area, offering beautiful views of the sea, the village of Beaulieu and Cap Ferrat. There is a large, flat-screen Satellite TV in the living room and a fireplace. The kitchen is well-equipped with Siematic appliances, and there is also a small flat-screen TV. Also on this level is a guest bathroom in marble with a sink and WC. The decor of this villa is Italian modern and classic.
Lower Level 1: On this level there are three bedrooms and two bathrooms. The master bedroom has two twin beds (each 90x190cm), which can be separate or put together as a king-size bed. This bedroom has an en suite bathroom with tub, shower, sink and WC. The second bedroom also has twin beds (each 90x190cm) that can be kept separate or made up into a king-size bed. The third bedroom has the same bed set-up, and it has an en suite bathroom with tub, shower, sink and WC. This bathroom is also accessible to the second bedroom.
Lower Level 2: On this level there is a twin-bedded room with a bathroom with shower, sink and WC. This bedroom is most appropriate for children or a maid or nanny.

Nearby Attractions: The beach and town are within walking distance. It is a short drive to the port for boat rentals, fishing, cruising, and scuba diving. There is a tennis court in Beaulieu and a golf course in Monte Carlo (10km), where green fees are accepted on week days. There are wonderful restaurants throughout the nearby area.

Enjoyed Most:
Beaulieu in general and the villa location in particular are beautiful and occupy the very best location in the Riviera. The villa is new, modern, light and extremely well appointed.
Unpleasant Surprises:
The second and third bedrooms are not equipped with en suite bathrooms and the fourth bedroom, in our opinion, is not really suitable for rental in such a high quality offering.
Surrounding Area:
Amazing views and great walks and drives along the choice locations of the Riviera. There was also a great selection of cafes and restaurants.
Thanks to the special arrangements made by the villa owner, Beaulieu is reasonably accessible on foot, though not as easy as the promotional material suggested.
Tips or Restaurants:
Do not try to find your way by car. It is impossibly complicated to locate the entrance road and the drive is hair-raising for the first few days. Accept the offer of the villa owner, who is most helpful and charming as is his wife, to meet you in the town and then follow him.
Directions:
The generosity and kindness of the villa owners, who live in the adjacent villa, more than compensate for this. In all other respects the arrival arrangements were splendid

Overall:
We called this place our Yoga retreat. In the morning the sun would rise from the sea in front of you and you just had to stretch and meditate. It was an incredible way to start and end our days.
Enjoyed Most:
We loved the location. We were able to access two different villages on foot. This made it fun for our children to walk to the beach or get an ice cream. The views were spectacular. You didn't feel you needed to leave the property to know you were in the Cote D'Azur. It was magnificently displayed right in front of you. The owners were very kind and respected our request for privacy.
Unpleasant Surprises:
We did have a difficult time finding the property. It is challenging to drive the French way - fasst and narrow - while looking for very small street signs. The home was well worth the search.
Surrounding Area:
This home is snuggled in the hills of a beautiful little town. It is right next to Nice. So you could zip over to Nice in about 15 minutes to go to the museums or shop and then return home to a slower pace and quieter location. It was a very nice balance for us.
Nearby Events or Locales:
Three towns are within walking distance. There are 170 stairs - my daughters counted. So if you are a good walker and enjoy stairs (which we did), this is a great place for you.
Tips or Restaurants:
Bring wash cloths, CD's and a wetsuit for the cold pools of France.
