Enjoyed Least:
Not great air conditioning, but you make due with what you have.
Surrounding Area:
Easy drives to lots of interesting areas and sights.
Nearby Events or Locales:
Monteroni D'Arbia was within walking distance, but a little too hot some days to do this, and at night a little to dark to walk on the road with no sidewalks.
Tips or Restaurants:
We had everything we needed and for dinning options our Hosts had all the info we needed.
Directions:
we did use GPS, very helpful.

Overall:
We had a lovely time at the villa. They were very nice and the surroundings were beautiful. Thanks,.
Tips or Restaurants:
We didn't read the description carefully. We thought we were renting a villa, rather than an apartment.

Overall:
The owners of this property are wonderful hosts. They speak perfect English and will help you with directions, reservations, etc. Filippo will also give you a tour of the farm with all the colorful history, a must do!
Enjoyed Most:
There was plenty of space in our apartment and lovely grounds - a pool, terrace and large garden. There is air conditioning, screens on the windows, a stocked refrigerator with breakfast foods, milk, butter, jams, coffee, tea, etc. This reduces the amount of items you have to buy while there.
Enjoyed Least:
Nothing!
Surrounding Area:
The property is part of an 1800 acre farm with a castle and church on it. The castle was built in 1100 and the church 867 AD. We were able to visit these which you could not do if not staying at the property.
Nearby Events or Locales:
Monteroni D' Arbia is a 5-minute or less walk. There are two nice restaurants and a couple of pizzerias there. There's also a small grocery store and a larger COOP grocery store, so plenty to choose from.
Check In Out:
We arrived early and there was no problem checking in early.

Overall:
This property far exceeded our wildest expectations.
Enjoyed Most:
The location was wonderful, far enough away from the city but close enough to drive to all the hill towns (and Florence and Siena) that we wanted to visit. It was great to have air conditioning PLUS screens on the windows. The head of a Sienese cooking school came to the farm one night and gave a cooking class! We ate what we made and it was fantastic (expensive, but very good!) Maid service was great. Kitchen stocked with goodies for breakfast. Additional charge for laundry, but great to have just in case. We were invited to use everything on the property, as one would do with relatives, even the internet! Fruit trees, garden packed with fresh herbs and vegetables...It was heaven. Owner has a small child which meant there were alot of play structures in part of the yard. Great for kids and yet we didn't feel we were at the playground.
Enjoyed Least:
Nothing!
Surrounding Area:
Great restaurants nearby and easy access to the major sites in Tuscany. Sunflower fields everywhere!
Nearby Events or Locales:
Wineries, concerts, festivals at castles, biking on the farm itself.
Tips or Restaurants:
Our hosts were an incredible resource for many things. They told us about a tiny place which is run by someone who spends hours preparing and serving an elite clientele. I think you have to know him, or be recommended. Our hosts would've booked it for us, but we ran out of time. Siena is chocked full of fabulous restaurants, the best anywhere we went in Italy.
