Imagine enjoying a family holiday in a historic 17th-century farmhouse, surrounded by the spectacular Southern Tuscan landscape. Offering panoramic views of the idyllic Val D’Orcia (nominated by UNESCO as a World Heritage Site), this hilltop estate offers beautiful gardens, a private pool and charming architectural details such as original cotto floors and wood-beam ceilings.

Location Description

The villa is located in the Tuscan countryside, 7 kilometers from the small medieval village of San Quirico D’Orcia. The village houses picturesque churches, restaurants, food shops and gardens. The thermal spa at Bagno Vignoni is 10 kilometers away, and the spa at Terme di Rapolano is 25 kilometers away. Scenic towns such as Pienza (10 km) and Montalcino (15 km) are within driving distance and are wonderful destinations to explore on full- for half-day trips. There is a golf course in Chianciano Terme (20 km away), at the Val di Chiana golf club. The train station at Torrenieri offers access to local villages in this part of Tuscany.

Exterior Description

Approximately 2.7 kilometers of unpaved road with panoramic views leads to the property, which is secured by a gate. The grounds are filled with cypress trees, plants, flowers and manicured lawns. There is a swimming pool (15 x 17.5 m wide, .9 to 2.3 m deep) surrounded by 12 sun loungers, umbrellas and an outdoor shower. There is a covered veranda overlooking the pool, with tables for alfresco dining for 12 (additional chairs may be added) and a ping-pong table. There is also a paved interior courtyard with an ancient well and an arched gallery, which connects the U-shaped villa to the veranda and swimming pool area. A second dining table for 12 is located in the courtyard, in front of the doors to the kitchen. There is a covered parking area behind the villa, which is not visible from the villa’s windows.

Interior Description

(500 m2/ 1,640 ft2)

Ground Floor: There is a large living room (150 m2) with vaulted ceilings and various seating areas, including an entertainment area with two sofas and TV with satellite, a second set of two sofas and armchairs situated near a piano, and two dining tables (one seats 8, one seats 6). There is a separate lounge with a dining room with a square table for 12 (additional chairs may be added), two sofas and a large fireplace. Off of the lounge there is a small hall with a bathroom that has a shower, sink, toilet and bidet. The kitchen features a stove, oven, dishwasher, microwave, toaster oven, American coffee maker, Italian coffee maker and a wood breakfast table for 6. There is a studio area with a desk, printer, Wi-Fi and hookups for 5 computers/devices as well as a linen closet stocked with linens for guest use. There is a bathroom (shower, sink and toilet) equipped with a laundry area (washing machine, clothes dryer, iron and board).)

First Floor: There are six bedrooms. The first bedroom features two narrow single beds (80 cm each, best suited to young people) and an ensuite bathroom with a shower, sink, toilet, bidet and hairdryer. The second and third bedrooms each feature a queen-size bed (160 cm) and an ensuite bathroom with a shower, sink, toilet, bidet and hairdryer. The fourth, fifth and sixth bedrooms are master bedrooms. The fourth bedroom has a queen-size bed (160 cm), a sofa and an ensuite bathroom with a shower, sink, toilet, bidet and hairdryer. The fifth bedroom has a queen-size bed (160 cm), a sofa bed (140 cm, comfortable for 1, cozy for two) and an ensuite bathroom with a shower, sink, toilet, bidet and hairdryer. The sixth bedroom has a queen-size bed (160 cm), a large single bed (100 cm), a portable baby crib and an ensuite bathroom with a shower, sink, toilet, bidet and hairdryer.

Please Note:

• Air Conditioning: The large dining room (150 m2) is air conditioned.
• Upon request, two extra narrow single beds (80 cm each, best suited to young people, one each to be used in two of the master bedrooms) are available for an extra cost to be paid at time of service.
• A maximum of two baby cribs are available.
• The two single beds in the first bedroom may be joined together, upon prior request, to create a queen-size bed.
• Internet Wireless: There is Wi-Fi in the study and veranda.
• The owners keep a private apartment in the villa, which is used exclusively for Saturday nights, when guests arrive. The owners are not in residence during the week.
