This villa is a harmonious blend of rustic simplicity, contemporary lines and modern convenience. The buildings and large swimming pool are set on four acres surrounded by rolling agricultural and forest land that yield lovely vistas and complete privacy. This villa is perfectly located for day trips to the many tourist destinations of Umbria, Tuscany and Lazio. Close by you can also enjoy outdoor sports, go wine tasting, unwind in thermal baths, shop for beautiful ceramics, take a cooking class, and sample the local cuisine.

Location Description

This villa is three kilometers from the charming and historic village of Porano. Porano features a medieval walled village, 11th century castle, 18th century villa set in one of the most important historic parks in Umbria, Etruscan archeological sites, and some shops and restaurants. The lovely Umbrian hilltown of Orvieto, with its famous Gothic cathedral, is only 15 minutes away. It offers great shopping, excellent restaurants, archeological sites and museums, festivals and cultural events. Those interested in outdoor sports can bike or walk the road or trails around the villa, rent horses from a nearby agriturismo, or enjoy water sports at Lake Bolsena 20 minutes away. The nearest Autostrada is 15 minutes away.

Exterior Description

(14,000 m2) The villa is set in a private location surrounded by lovely countryside, with 360⁰ views of the surrounding pastureland and forest and a stunning view down to a distant valley. A flock of sheep are very often found grazing in the fields across from the house. The grounds of the property itself have expansive and lush lawns, flower beds and perennial borders, olive and fruit orchards and an herb garden. The walls of the house and cottage are covered with rose, jasmine and clematis. The private swimming pool (4 m x 14.5 m, Open mid-May to end of September), which is located next to the cottage, has a wide stone patio and built-in stone benches perfect for relaxing in the daytime and watching the sun set over the hills in the evenings. A covered patio at the house provides a perfect setting for outdoor meals. A Weber grill is available for cooking outside. The property is gated and completely fenced. A large outdoor parking area provides ample space for six cars and the property is accessed by 2 kilometers of unpaved road.

Interior Description

(400 m2) Main House:
With characteristics of an old Italian country home (wood beamed ceilings, stone fireplaces, terra cotta tiled floors) this villa is unusual in that it is has large, spacious rooms and is flooded with light. It has been carefully renovated to retain its traditional qualities but is fully equipped with modern conveniences.
Ground Floor: The large living room (7.5m x 6 m) features a triple vault ceiling, an open stone fireplace, three huge windows that afford beautiful views over the surrounding gardens and landscape, and two sets of French doors through which the covered patio is accessed. The room has stylish furniture and a small grand piano. A built-in bookcase extending across the far wall contains a satellite TV, DVD and CD player and an iPod docking station. The dining room (5m x 4.5 m) has a table and chairs for 10, sideboard and working fireplace. The fully equipped gourmet kitchen (4.5 m x 3 m) includes a large refrigerator, double sink, microwave, oven, stove and dishwasher. A full bathroom (with shower) and a utility room, with a washing machine and dryer, are also located on the ground floor. The covered patio is accessed from the dining room as well as the living room.
First Floor: The first floor is accessed via a curving staircase found in the entry hall. There are four bedrooms and three baths. Two bedrooms and a bathroom, which are accessed from a closet lined hallway, are located at the east end of the house. A set of doors provides this section of the house with extra privacy. The master bedroom has a queen sized-bed (160 cm) and an arched picture window. The second bedroom has twin beds (80 cm). The spacious bathroom has a shower, separate bathtub, two large sinks and toilet. The third bedroom is accessed from the middle of the first floor hallway. This large bedroom has two large twin beds (100 cm) and an en suite bathroom with a shower, two sinks and a toilet. The fourth bedroom is at the west end of the house. This end of the house is also set off from the hallway by a set of doors to provide privacy. The bedroom has twin beds (80 cm) and its own bathroom, with a shower, separate bathtub, sink and toilet.

(80 m2) Cottage:
The property also includes a cottage, which is located about 20 meters from the house. The recently restored cottage is a self-contained living space with a double bedroom with a queen size bed (160 cm), and a combined living/dining/kitchen space. The kitchen is equipped with a dishwasher and induction stove and there is Satellite TV. There is a full bathroom with a shower.
