After the sun sets, you can cozy up by one of the villa’s multiple fireplaces or enjoy a game of pool in the billiards room. Location Description

This estate sits on the edge of the Soustons, a small town near the coast in southwest France that has shops, restaurants, and is surrounded by forests with bike trails, walking paths, and a nearby lake. Soustons is well-situated for exploring the coastal area La Landes, with its sandy beaches and world-class surfing, the nearby Pyrenees, and the entire region of Aquitaine. The spa town of Dax is a short drive inland. A few kilometers south of the villa, you can take in the unique culture and world-famous gastronomy of the Pays Basque (Northern/French Basque Country) in small villages or the beach resort of Biarritz. For day trips, the city of Bordeaux and its vineyards are to the north, while across the Spanish border to the south, there are picturesque beaches and the delicious “pintxos” (Basque tapas) of San Sebastian.

This villa was constructed in 1900 and completely renovated in 2003. It is located at the end of a 300 meter driveway in the center of a large estate landscaped with lawn areas, shrubs, hedges, flowers, and trees. A small river runs through the edge of the grounds. There is a large private pool (15 x 7 m), a full size tennis court, and an outdoor kitchen with a gas barbeque, charcoal barbeque, oven, dishwasher, stove, and refrigerator. Stone steps lead to a south facing terrace near the villa’s entrance, a terrace for garden breakfasts, and a poolside terrace. Parking is available in the garage or outdoors.

Interior Description

(427 m2)
Ground Floor: This floor’s main lounge has high wood beamed ceilings, parquet floors, and wood paneled walls and is furnished with four couches and a small table. A TV and reading room adjoins the lounge, with a marble fireplace, satellite TV, a DVD player, sofas, and some books and magazines. There is a billiards room with a marble fireplace. The dining room has a marble fireplace, high ceilings, and French doors that lead to a terrace for al fresco dining. The dining room has multiple dining tables, which can be joined together to form one large table. The kitchen is equipped with a dishwasher, coffee machine, 8-burner stove, kettle, mixer, blender, microwave, and juicer. There’s also a guest bathroom with a toilet and sink.

First Floor: This floor has five bedrooms. The first three share access to a private terrace with lounge chairs and tables overlooking the garden. The first bedroom has an electronically controlled king-size bed (180 cm), a marble fireplace, TV, DVD player, sofa, walk-in wardrobe, and French doors that open onto a private balcony. The second bedroom has a queen-size bed (160 cm), TV, DVD player, and a walk-in wardrobe. These two bedrooms are a suite that shares a bathroom with a Jacuzzi bath, sink, and toilet. The third bedroom has a four poster king-size bed (180 cm), a marble fireplace, TV, DVD player, and an ensuite bathroom with a shower, sink, and toilet. The fourth bedroom has a king-size bed (180 cm), a TV, a DVD player, windows with views of the garden, and an ensuite bathroom with a shower, toilet, and sink. The fifth bedroom has a four poster queen-size bed (160 cm), a marble fireplace, TV, DVD player, and ensuite bathroom with a shower, sink, and toilet.

Second Floor: Up a flight of stairs, this floor has four bedrooms and a hall area. The first bedroom has a sloping attic ceiling, a queen-size bed (160 cm), TV, DVD player, and a bathroom (located within the room itself and separated by a glass brick wall) with a sink, shower, and toilet. The second bedroom has twin-beds that can be joined together to form one large double bed upon prior request, a fireplace, TV, DVD player, and French doors leading to a private balcony with views of the garden and pool. This bedroom also has an ensuite bathroom with a shower, sink, and toilet. The third bedroom has a queen-size bed (160 cm), TV, DVD player, ensuite bathroom with a bathtub, toilet, sink, and private sauna. The fourth bedroom has a queen-size bed (160 cm), fireplace, TV, DVD player, and French doors leading to a private balcony. This bedroom has an ensuite bathroom with a shower, sink, and toilet.
