Location Description

The villa is located two kilometers from the small village of Pergo where there are a few shops and restaurants, including a pizzeria. Eight kilometers away is the hilltop town of Cortona, an ancient Etruscan town and is full of art, history, and culture. Tour frescoed churches from the 13th century; explore the original city walls, and then visit an art exhibit in the 16th century fortress. You are also sure to find restaurants featuring delicious Tuscan dishes and ancient tombs dating back to the second century BC. There are plenty of shops selling antiques, crafts, wines, and olive oils, as well as a bank, post office, and pharmacy. Excellent day trip destinations from the property are to Lake Trasimeno, where you can go to the beach or play water sports, Arezzo, Perugia, and Siena.

Exterior Description

(69 acres) Surrounded by olive groves and woods, this traditional Tuscan villa has its own enclosed garden. Just outside the villa is an outdoor kitchen equipped with a sink, refrigerator, barbecue, and pizza oven as well as a table with chairs. This area leads to the private and heated swimming pool (12 m x 6 m) surrounded by a sun deck with sun loungers, tables with chairs, and an outdoor bathroom with shower. Access to the property is via an unpaved road of two kilometers and parking is available within the grounds.

Interior Description

(500 m2)
Ground Floor: The spacious living room has couches, chairs, satellite TV, a DVD player, and French doors opening to the patio. There is a dining room with a table and chairs as well as a fireplace. The kitchen is equipped with a cook-top, oven, microwave, coffee maker, and dishwasher as well as an island. There are four bedrooms on this floor. The first bedroom (without air conditioning) has a 160 cm queen-sized bed, access to the garden, and an ensuite bathroom with two sinks, a toilet, and a shower. The second bedroom (without air conditioning) has two 90 cm single beds and an ensuite bathroom with a sink, toilet, and shower with a tub. The third bedroom (with air conditioning) has a 160 cm queen-sized bed and an ensuite bathroom with a shower. The fourth bedroom (with air conditioning) has two 90 cm single beds, access to the garden, and an ensuite bathroom with a sink, toilet, and shower with a tub. There is a laundry room with a washing machine, dryer, iron, and ironing board and a guest bathroom with a sink and toilet.

First Floor: A staircase of five steps leads up to the first floor where there is a library/media room and one bedroom. The library/media room is furnished with couches, chairs, a fireplace, satellite TV, desk with a PC computer, and a printer. There is one bedroom (with air conditioning) with a 160 cm queen-sized bed and an ensuite bathroom with a sink, toilet, shower, and separate tub.

Second Floor: A staircase of eight steps leads up to a mezzanine with access to a patio and one bedroom. The mezzanine overlooks the media room and has access to an outdoor patio. The bedroom (with air conditioning) has a 160 cm queen-sized bed, fireplace, and an ensuite bathroom with two sinks, a toilet, and tub with a handheld shower.
