Pick up groceries and barbecue dinner with an amazing view at this Tuscany villa, or meander into town and try one of the many delicious restaurants. Either way, you won't be disappointed!

Location Description

This property is located just outside of the city of Cortona, about 400 meters from town. It is possible to walk down a steep drive from the villa and into town; for a shorter drive you can park your car at the end of the drive and easily walk in. Built high on a hill, Cortona, made famous by Under the Tuscan Sun, is absolutely beautiful from below... and once you get to the top, there are simply marvelous vistas over the entire valley. A couple of main streets feed into a charming piazza, and at the edge of the historic center there is a lovely public garden with fantastic views. Cortona is, however, a town for walkers. Streets run either uphill or down, and there are plenty of historic sights dotting the hillside just begging to be explored on foot. A train station (Terontola Cortona) about 3 km away makes taking day trips to other major cities simple and convenient.

Exterior Description

(3,000 m2) Although only a short distance from the city of Cortona, this villa enjoys absolute privacy and quiet. It is located on the side of a steep hill, offering endless views of the valley floor below from both the villa and the private swimming pool (8m x 4m). The villa is accessed from one of the main roads of Cortona, which turns off onto a gravel drive. The drive leads past the owner's villa (your only neighbor) and then up a steep incline to the villa itself. Just past the villa, steps lead up to the swimming pool which enjoys the same panoramic views. The garden and pool areas are equipped with a table and umbrella for outdoor dining, sun lounges by the pool, and a barbecue.

Interior Description

Ground Floor: Entering into the living room of this villa, you will find a comfortable sofa and chairs along with a fireplace and satellite TV. There is also a dining area with a table for 10 and a kitchen, equipped with an oven, cook-top, microwave, dishwasher, toaster, American coffee maker, and Italian coffee maker. This floor also has a guest bathroom with a sink and toilet.

First Floor: A staircase leads up to a second, informal living area with a sofa bed (suitable for one) and another television. There are a total of three bedrooms. The first bedroom has a 180 cm king-size bed and an ensuite bathroom with a sink, toilet, and shower. The second bedroom has a 180 cm king-size bed, while the third bedroom has two single beds (can be combined to form a 170 cm queen-size bed upon request). The second and third bedrooms share a bathroom with a sink, toilet, and bathtub.
