For travelers searching for an authentic countryside experience, the Podere Proceno property is your home away from home. Located in the countryside of southern Tuscany/northern Lazio, this converted farmhouse is surrounded by wooded hills, olive orchards, and vineyards. Adjacent to the property is a nature reserve, and the seaside at Maremma is a scenic 1.5 hour drive away. This area is perfect for the nature lover who wishes to ramble outdoors and enjoy the panoramas and natural setting of this protected rural area.

Location Description

Podere Proceno is situated on approximately 4 acres in the rolling countryside, on the border between northern Lazio and southern Tuscany. It is just 2.5 km west of the charming village of Proceno, between the village and Castel Azzara. Access to the guest house is via a 1.5 km section of unpaved road in an area that contains the ruins of many Etruscan dwellings. Nearby Proceno is host to an assortment of shops, cafes, and a well-regarded restaurant located in a castle. The spa baths of Saturnia and Bagno Vignoni are not far away, offering year-round pleasures. There is also a golf course about 18 km from the property. A train station is located in Orvieto, which makes trips to Florence or Rome convenient.

Exterior Description

Newly renovated in 2000, the estate is comprised of a farmhouse with two apartments, Bracciano and Lo Studio, and a guesthouse, Barberini. The area is surrounded by many large fruit, nut, and cypress trees, and the guest house sits 70 m away from a farmhouse in the same style. A large herb garden is conveniently located nearby. Between the two buildings, surrounded by lawn and garden, is the swimming pool (10m x 5m, depth of 1.2 – 1.9 m, open beginning of May until end of September). The pool area is equipped with chaise lounges and umbrellas, a gas-fired barbeque, and lights for evening use.

Interior Description

Bracciano: (155 m2)
Ground Floor: The Bracciano apartment is located on the ground floor. The spacious living room is well decorated, has a very comfortable seating area, and a large fireplace. A stairway leads to a balcony and the first floor. Also accessible from the living room is a spacious master bedroom with a queen-sized bed (latex mattress) and double doors opening out onto a terrace. The ensuite bathroom is furnished with an extra large bathtub, shower, bidet, sink, and WC. The spacious kitchen has a large extending table which can seat up to six. The kitchen is well equipped with a large refrigerator/freezer, dishwasher, 5-burner gas range, oven, toaster, electric barbecue, and coffee maker. Adjacent to the kitchen is a utility pantry area containing a clothes washer and dryer.
First Floor: Up the stairs and off the balcony of the living room is a second bedroom with a queen-sized bed (latex mattress). In addition, a small bed can be located on the entrance balcony. The nearby bathroom is equipped with shower, bidet, WC, and sink. From the first floor there is direct access to a terrace on the East side of the villa. An outside stairway provides access to a covered terrace on the South side and a partially covered terrace on the East side. Guests can choose to enjoy sun or shade at any time of day all year round. The Bracciano apartment has radiant floor heating on the ground floor and central heating on the first floor.

Lo Studio: (35 m2)
Ground Floor: A soundproof double door provides access to the Lo Studio suite. The suite is a small single-level studio apartment ideally suited for two additional persons. It has a private entrance that is accessible by way of a wide outdoor stairway. It has its own furnished terrace providing access to the back yard from which there is a view of the pool area with Mount Amiata in the background. The living/sleeping room has a fireplace and two single beds with latex mattresses that can easily be converted to one queen-size bed upon request. There is a fully equipped kitchen including stove, oven, toaster, and coffee maker. The bathroom contains a shower, WC, bidet, and sink. Central heating is provided when necessary.
